העיר שכולם בורחים ממנה: איפה הישראלים הפסיקו לקנות דירות?

בבית שמש חלה הירידה הגדולה ביותר בהתחלות הבנייה, כאשר בין יולי 2022 ליוני 2023 החלה בנייתן של רק 1,291 דירות לעומת 2,961 דירות בתקופה המקבילה אשתקד, פער של 56.4%. בחדרה נבנות 50.7% פחות דירות לעומת אשתקד ובירושלים החלה בנייתן של 2,919 דירות לעומת 5,136 אשתקד, פער של 43.2%.

הלשכה המרכזית לסטטיסטיקה פרסמה היום (רביעי) את נתוני התחלות בנייה וגמר בנייה - יולי 2022-יוני 2023. במוקד, ב-12 החודשים יולי 2022-יוני 2023 הונפקו היתרי בנייה עבור 74,120 דירות, ירידה של 3.4% לעומת 12 החודשים הקודמים (יולי 2021-יוני 2022).
בבית שמש חלה הירידה הגדולה ביותר בהתחלות הבנייה, כאשר בין יולי 2022 ליוני 2023 החלה בנייתן של רק 1,291 דירות לעומת 2,961 דירות בתקופה המקבילה אשתקד, פער של 56.4%. בחדרה נבנות 50.7% פחות דירות לעומת אשתקד ובירושלים החלה בנייתן של 2,919 דירות לעומת 5,136 בתקופה המקבילה אשתקד, פער של 43.2%.

ב-12 החודשים יולי 2022-יוני 2023 החלה בנייתן של כ-57,780 דירות, ירידה של 20.3% לעומת 12 החודשים הקודמים. התחלות הבנייה נטו עמדו על כ-54,010 דירות (כ-3,770 דירות קיימות נהרסו). כ-64.6% מהדירות שהחלה בנייתן נבנו למטרת מכירה, מהן כ-13.0% בסבסוד ממשלתי (4,860 דירות). כ-35.4% מהדירות שהחלה בנייתן נבנו שלא למטרת מכירה, מהן כ-61.4% במסגרת בנייה עצמית וכ-10.9% למטרת השכרה.

כ-28.4% מהדירות נבנו במסגרת התחדשות עירונית, מהן כ-72.6% במסגרת תמ"א ופינוי-בינוי. הערים המובילות בהתחלות הבנייה ב-12 החודשים יולי 2022-יוני 2023 הן: תל אביב-יפו, ירושלים, בת ים וראשון לציון.
