כחלק מנתונים שונים ומשונים לרגל יום העצמאות ה-75 של מדינת ישראל, מעניין לבדוק גם את תחום הנדל"ן. על רקע משבר הדיור שרק מעמיק עם השנים - מה היא השכונה הכי יקרה בארצנו?
ובכן, על פי הבדיקה של ynet, בשיתוף עם שמאי המקרקעין אוהד דנוס, המנצח בקטגוריה הזו הוא החלק המערבי של שכונת "לב תל-אביב", אשר גבולותיה הן בין הרחובות בוגרשוב מצפון, המלך ג'ורג' ממזרח, אלנבי בדרום והים ממערב. כמה זה עולה? המחיר הממוצע למ"ר בנוי בדירות ויד שנייה עומד על כ-70 אלף שקל, כאשר בדירות חדשות המחיר מגיע עד ל-100 אלף שקל למ"ר. הדבר כמובן תלוי בקרבה והנוף לים. במהלך הבדיקה נבחנו שכונות המאופיינות בבניינים משותפים בבנייה רוויה.
"מבחינת מחירים אבסולוטיים, דירת שני חדרים מיד שנייה תעלה כ-4 מיליון שקל. דירת שני חדרים חדשה תעלה כ-5 מיליון שקל. הסיבות למחירים הגבוהים בין היתר הן מיקום השכונה, הביקושים הגבוהים שנובעים מנדירות הנכסים לרכישה והקרבה היחסית למוקדי הבילוי ולחוף הים", אומר דנוס.
